Purpose of the application
- The rezoning of Erf 22810 Strand from Community Zone CO1 to Subdivisional Area for general residential (GR1) group housing purposes and utility services;
- The subdivision of Erf 22810 Strand, in terms of Section 42(d) of MPBL (2025), to create one portion (A) for a utility substation site, a right of way servitude, and the Remainder Erf 22810 as the GR1 group housing residential development site;
- Permanent departure in order to depart from the permitted density to develop 45 u/ha in lieu of 35 u/ha on a GR1 property, in terms of Section 42(b) of MPBL (2025);
- The proposal also involves the deviation from the Helderberg District Plan (2023) as per the provisions of Section (9)(2) of the MPBL, 2025, in order to permit a general residential development, within a ‘structuring open space’ area.
